Cleveland Heights Selects Development Team for Prime Redevelopment Location

 CLEVELAND HEIGHTS SELECTS DEVELOPMENT TEAM FOR PRIME REDEVELOPMENT LOCATION 

Cleveland Heights, OH, April 22, 2021 - Cleveland Heights continues to move forward with transformative redevelopment projects throughout the City. On Monday, April 19, Cleveland Heights City Council authorized the City Administration to commence negotiations on a Memorandum of Understanding (MOU) for the redevelopment of the Cedar-Lee-Meadowbrook (CLM) site, a potentially catalytic mixed-use development site currently owned by the City. The development team the City will be negotiating with is Flaherty & Collins (F&C) Properties, and City Architecture. F&C is currently the developer constructing the Ascent at the Top of the Hill project in the Cleveland Heights. 

This action comes on the heels of the City’s current MOU negotiations with developers for Phase I of the City’s Neighborhood Redevelopment Program (NRP), anticipated to result in construction of approximately 42 infill housing sites in the City, as well as the ongoing construction of the highly anticipated Top of the Hill mixed-use development atop Cedar Hill.

The Cedar-Lee-Meadowbrook site is located on land consisting of surface and covered parking areas and vacant land, situated in the heart of, and within easy walking distance to, businesses in one of the City’s most popular and vibrant commercial districts - the Cedar Lee District. This dynamic, pedestrian-oriented area is one of the City’s largest commercial districts. Cedar Lee has an impressive variety of stores, restaurants, and businesses, as well as cultural assets including the renowned Cedar Lee Theatre, which is adjacent to the CLM development site, Dobama Theater, and the City’s own cultural gem, Cain Park.

“The District is one of the Cleveland area’s most vibrant shopping and dining experiences. This redevelopment opportunity to create an amenity-filled mixed-use development has the potential to add to the unique character of the surrounding Cedar Lee neighborhood” noted City Manager Susanna Niermann O’Neil. “The City anticipates the construction of a dense, vibrant, pedestrian-friendly and unique mixed-use development that leverages the placemaking opportunities of the site and the Cedar Lee District.”

“The potential for redeveloping this site with new residential and commercial construction, within the dynamic Cedar Lee District, is limitless and could be a game changer for our community” stated Tim Boland, Director of Economic Development for the City. He added that the project will “bring new residents and increased economic activity and vibrancy, as well as new tax revenue to our City.”
